Participation in the general expenses of main property

Unless otherwise is agreed between themselves, each condominium owners are responsible to participate the following expenses:

To the expenses of door-keeper, central heating operator, gardener and watchman equally; The insurance of the main property and the maintenance, protection, amplification and repair expenses of all common premises, in other expenses such as the salary of the manager and operating expenses in proportion to its share of the building plot.

Flat owners cannot refrain from paying his or her share of expenses and advance payments by giving up his or her right to use the common premises.

Legal and execution proceedings may be taken by each flat owner or by the complex manager against flat owners who fail to pay their share of expenses and advance payments. Flat owner who did not pay all of his or her expenditure or advance share is responsible to pay delay compensation calculated by monthly 5% (five percent) delay interest. 

Guarantee of common expenses

People who benefits from one of the independent units depending upon a lease, residing right or another reason are jointly responsible for expenditures and delay compensation. However, the responsibility of the tenant is limited to the lease amount which he or she is liable to pay. The tenant can deduct this payment from his lease debt.
