A condominium owner cannot have the construction and repair in the common places of main property unless written consent of 3/4 of all condominium owners. However, if it is decided by the court that any defect in common areas will damage main structure or any independent unit and it should be fixed or the main structure should be strengthening immediately, consent of flat owners is not needed to make these repair or strengthening according to its project an technical requirements.
A condominium owner cannot make any repair or modification in its own unit which may damage the main structure. The repair or modification works which will not damage the main building in units which are connected to each other may be made with mutual consent of the owners of these divisions.
Each unit owner is responsible to other condominium owners for any damage caused by his or her own fault to main property and to other independent unit.
