DRAWING UP THE OPERATION PROJECT

If there has not been any accepted operation project (isletme projesi) by the board of flat owners, the manager shall draw up the same immediately. 

This project shall particularly indicate the following : 

a) Estimates of income and expenses of the main property for the period of one operational year.

b) The approximate amounts of the share of each flat owner on all expenses, according to the Flat Ownership Law.

c) The amount of the advance that each flat owner has to pay according to the Flat Ownership Law, in order to cover the estimated and other eventual expenses. 

This project is notified to flat owners or beneficiaries of independent units by either personally in return for their signatures or registered mail. Should one of the flat owners object to the said project within seven days after the date on which it has been communicated to him, the matter shall be reviewed by the board of flat owners and a resolution is passed regarding the said project, in case of necessity a new project shall be drawn up. 

Finalized operation projects or resolutions of the board of flat owners regarding operation expenditures are deemed certain documents for the Execution and Bankruptcy Law.
